With over 12 years of duct diagnostics experience, we routinely find systems leaking 20-80% of their conditioned air. Smart Space applies two proven approaches—Aeroseal internal sealing and Manual exterior sealing—to stop air loss into attics, wall cavities, and crawl spaces and restore system performance.
If your crawl space or basement feels cool on a hot day, your ducts are leaking a significant amount of conditioned air. A duct leakage test can verify this, and many systems show 60%+ leakage.
Aeroseal® Internal Sealing
Smart Space often recommends sealing full or partial metal duct systems with Aeroseal, particularly when the ductwork runs through interior walls.
Our technicians seal the entire duct system with our Aeroseal machine which pressurizes the enter duct system, tests in real time, and seals the entire duct system with a sealant.
We then perform comprehensive pre- and post-testing to verify airflow improvements and confirm total leakage reduction.

Metal ducts are typically very leaky because they’re often not sealed during the original installation but they offer excellent long-term performance—they are straight, rigid, durable, and resistant to rodents.

Our AeroSeal Process

- Clean the ducts system with a commercial grade duct cleaning equipment (to optimize the seal).
- Preseal with large disconnects manually with mastic.
- Block off supply and return registers at the air handler.
- Set up specialized AeroSeal equipment: Heater Fan, Computer, Fan Box, Wand, Air Dryer, Compressor, Layflat tubing typically to a return and supply plenum.
- Run our computerized sealing program, distributing the AeroSeal solution through the inside of the entire duct network.
Manual Duct Sealing
Smart Space recommends manually duct sealing for a flexible duct system.
Our technicians seal all accessible leaks using a mastic compound applied to every connection—including plenums, Y-splits, and duct boots.
We then perform comprehensive pre- and post-testing to verify airflow improvements and confirm total leakage reduction.

Our Duct Sealing & Testing Process

- Our auditor tests the leakage of the overall system with a duct blaster. The duct blaster tests the overall cubic feet per minute (cfm) of the entire system and can pinpoint the percentage of the overall leakage.
- Our auditor also performs a second test on each individual duct run to determine if a duct run is disconnected which we commonly find. Typically it is a duct run laying on the ground, pouring air into a crawl space or attic.
- Seal all plenums, Y-splits, and duct boots using mastic and UL-listed foil tape.
- Test duct leakage after we have sealed the system again with a Duct Blaster during a post home energy audit and file for duct sealing rebates for you.
