Our Process

Step 1: Air Seal
Seal off rim joists and crawl space vents to eliminate air leakage.

Step 2: Vapor Barrier
Install a heavy-duty, 16-mil string reinforced vapor barrier on the crawl space floors, walls, and columns.

Step 3: Secure Attachment
Fasten the vapor barrier to the foundation walls using Ramset nails for a durable long lasting tight seal.

Step 4: Heat Seal Seams
All seams in the vapor barrier are heat-sealed to create a continuous moisture barrier. Tape fails. Heating Sealing the seams does not.

Step 6: Insulate Exterior Walls
Place insulation over the vapor barrier on crawl space exterior walls to improve thermal performance. We are critical of using Spray foam in crawl space.

Step 7: Seal & Insulate Access Hatches
Weatherstrip the crawl space entrance and install 2″ foam board insulation to the access door or hatch.

What Is Crawl Space Encapsulation?
Crawl space encapsulation is the process of converting a vented crawl space into a sealed, conditioned zone within the home’s building envelope. It involves installing a continuous vapor barrier over the soil and foundation walls, air-sealing all seams, vents, and penetrations, and insulating the perimeter walls to control heat transfer. This integrated system minimizes ground moisture, air infiltration, and condensation, stabilizing temperature and humidity levels while improving structural durability and energy efficiency.
Understanding Moisture & Humidty
Crawl spaces are often filled with moisture — creating the perfect environment for mold, mildew, and wood decay, while attracting insects and rodents. This moisture and its contaminants can be pulled into your living areas due to air pressure differences between the crawl space and the rooms above. The problem is even worse when HVAC equipment is located in the crawl space, spreading that damp air throughout your home.
While traditional building codes have long required passive vents and a vapor barrier, research shows that venting actually increases humidity during warm, humid months — even with proper drainage and damp-proofing systems in place.
In vented crawl spaces, humidity levels track outdoor conditions (70–95%). When vents are sealed and a vapor barrier is installed, relative humidity stabilizes near 50%. Mold and mildew thrive above 70%, highlighting the importance of encapsulation.
