Georgia Energy Efficiency Rebates (GEFA Program)

State-funded rebates that help Georgia homeowners improve comfort, air quality, and efficiency while lowering project costs.

**Funding is limited and expected to run through 2026, or until state allocations are exhausted.**

Smart Space Atlanta is a participating contractor in the Georgia Environmental Finance Authority (GEFA) Residential Energy Efficiency Rebate Program. This state-funded initiative helps Georgia homeowners improve comfort, indoor air quality, and energy performance while lowering upfront costs through cash rebates.

We make the process simple and turnkey by managing every step for you.

Our Process
  1. Home Energy Audit – A certified BPI audit identifies air leaks, insulation gaps, and system inefficiencies.
  2. Consultation & Reports – You receive two detailed reports: one explaining diagnostic results, and another outlining prioritized upgrade recommendations with itemized cost estimates.
  3. Customer Choice – You’re free to collect additional estimates if desired.
  4. Retrofit & Post-Audit Verification – Once improvements are completed, we perform a post-audit to confirm energy performance gains.
  5. Rebate Filing – Smart Space files all GEFA rebate documentation on your behalf, ensuring fast, accurate processing and maximum savings.
Rebate Amounts

Homeowners can qualify for up to $16,000 in state rebates toward energy-efficiency upgrades such as air sealing, insulation, duct sealing, and HVAC improvements.

Georgia Power Home Energy Improvement Program (HEIP)

Utility rebates that reward you for verified energy-saving home improvements.

Smart Space Atlanta is a participating contractor in the Georgia Power Home Energy Improvement Program (HEIP) – a rebate program that helps homeowners save energy and money through verified home upgrades.

Two Types of Rebates

1. Whole-House Performance Rebate
For customers who complete a comprehensive home energy audit and full set of recommended improvements.

Must include air sealing, duct sealing, and insulation upgrades that together achieve at least 20% energy savings.

Rebate amounts range up to $1,150 – $2,250.

2. Individual Measure Rebates
For customers who choose to complete specific upgrades rather than a full-house package.

Typical rebates include:

  • Attic insulation: up to $400
  • Duct sealing: up to $300
  • Air sealing: up to $200
  • HVAC replacement: up to $150 – $400
  • Thermostat upgrades: up to $75
Our Streamlined Process

Smart Space Atlanta manages the entire HEIP process for you from start to finish:

  1. Home Energy Audit – Identify inefficiencies and determine eligible rebate measures.
  2. Consultation & Report – We provide detailed recommendations, cost estimates, and projected savings.
  3. Energy Upgrades – Our certified technicians complete the approved work.
  4. Post-Audit & Rebate Filing – We verify energy improvements and file all paperwork directly with Georgia Power.

Once approved, Georgia Power mails your rebate check directly to you — and Smart Space handles everything behind the scenes.

Financing Energy Upgrades Through Freedman + SELF

Low-interest, no-equity financing for home energy improvements – with payments often offset by your energy savings.

At Smart Space, we believe energy efficiency should be affordable for every homeowner. That’s why we partner with Freedman to offer financing through the Solar & Energy Loan Fund (SELF) – a nationally recognized, nonprofit green bank program now serving Georgia homeowners.

SELF makes it simple and affordable to finance your weatherization, insulation, or HVAC upgrades – with low fixed rates, no home equity required, and payments often offset by your monthly energy savings.

How SELF Financing Works

SELF is a mission-driven community lender that provides low-interest loans for energy-efficiency and climate-resilience projects. Unlike a traditional bank, SELF looks at your overall ability to pay — not just your credit score — and focuses on helping you invest in your home’s comfort and long-term savings.

4-Step Process
Step Process What It Means for You
1 Apply Complete a short, easy application through our Freedman–SELF Georgia portal. No perfect credit needed. SELF looks at your payment history and ability to repay.
2 Get Approved SELF reviews your project quote from Smart Space and sets your fixed rate and loan amount. Typical interest rates 5-10%, with 3-8-year repayment terms.
3 Work Begins Smart Space performs the weatherization or efficiency upgrades. SELF pays contractors directly after work is inspected and approved.
4 Start Saving You make one fixed monthly payment to SELF. Many customers find their energy bill savings match or exceed the loan payment.
Typical Loan Terms
  • Loan amounts: $3,000 – $25,000
  • Interest rates: As low as 5% fixed
  • Terms: 3 – 8 years
  • Collateral: Unsecured — no home equity required
  • Fees: Transparent origination & program management (usually 2–3%)
  • Credit flexibility: No minimum score — approval based on your ability to pay
Why SELF Financing Is Different From a Bank Loan
Feature SELF / Freedman Financing Traditional Bank Loan
Purpose Designed for home energy efficiency and weatherization Generic consumer or  home-equity loan
Underwriting Based on ability to pay, not just credit score Strict credit score and debt-to-income ratios
Collateral Unsecured – no lien on your home Usually secured by home equity or collateral
Interest Rates Supported by government and nonprofit capital, often lower Market-rate, profit-driven
Oversight Contractor vetted; work inspected before payment No quality assurance oversight
Impact Focused on comfort, safety, and energy savings Focused on lender profit margins
    Real-World Example

A homeowner finances a $6,000 insulation and duct-sealing project at 8% interest over 6 years.

Their monthly loan payment is roughly $105, but their improved home efficiency cuts energy bills by about $120 per month – meaning they save more than they pay from the very first month.

After the loan is repaid, the energy savings continue for years.

    The SELF Difference

✅ Fixed, low-interest rates — backed by government and nonprofit funding
    ✅ No home equity required
✅ Accessible for a wide range of income levels
✅ Work verified for quality and performance
✅ Loan payments often offset by your energy savings

    Layer Programs for Maximum Savings

Most Atlanta homeowners combine GEFA rebates, Georgia Power rebates, and SELF financing to maximize savings and minimize out-of-pocket costs.

Our team helps you understand what you qualify for and handles every step of the application process.

    What People Are Saying

Worked with Smart Space after we moved into an old bungalow near Emory. It was a great experience. They are passionate about their work and thankfully, incredibly data driven… clearly explaining the cost/benefits for the various options. They are also very knowledgeable about the potential subsidies and even handles the paperwork for you. Always felt completely comfortable with their crew in the house. Highly recommended.
