What is radon and why is it dangerous?
Radon is a naturally occurring radioactive gas formed when uranium breaks down in soil, rock, and water. It seeps into homes through cracks and gaps in foundations and slabs. Because it’s colorless, odorless, and tasteless, it often goes undetected. Long-term exposure increases the risk of lung cancer — in fact, the EPA and CDC identify radon as the second leading cause of lung cancer in the United States after smoking.
How does radon get into my property?

Radon enters properties through openings in contact with the ground, such as:

  • Cracks in concrete slabs and basement floors
  • Gaps around pipes, drains, and sump pumps
  • Crawl spaces with exposed soil
  • Construction joints and wall-floor seams
  • Once inside, radon can build up to unsafe levels—especially in well-insulated, energy-efficient homes that don’t have much air exchange.
How do I know if my property has radon?

The only way to know is to test. Radon cannot be detected by smell or sight. Smart Space offers both short-term and continuous digital radon testing, providing a certified report showing your home’s average radon level in picocuries per liter (pCi/L).

  • EPA Action Level: 4.0 pCi/L or higher requires mitigation.
  • WHO Recommended Level: 2.7 pCi/L or higher.
What is a radon mitigation system?

A radon mitigation system is a ventilation and depressurization system designed to draw radon gas from beneath your home and safely vent it outdoors before it enters your living space. Most systems include:

  • A PVC suction pipe installed through the foundation or slab
  • A radon fan that runs continuously to pull gases from beneath the home
  • An exterior vent pipe terminating above the roofline
  • A U-tube manometer (pressure gauge) that shows the fan is operating properly
How long does installation take?

A standard residential system usually takes 1 day to install. Larger or complex homes (such as those with multiple foundations, crawl spaces, or basements) may require a second suction point or a custom configuration.

A house with a crawl space can take 3-5 days to complete depending on the size of the crawl space.

 

Does mitigation really work?

Will a radon system affect my property's appearance or resale value?

  • Check the U-tube manometer regularly to confirm suction.
  • Ensure the fan is running and vent outlet remains clear.
  • Retest your home every two years or after major renovations.
  • Fans typically last 8–10 years and can be replaced easily.
Is mitigation needed if my neighbor's test was high?

Not necessarily. Radon levels vary house to house—even next door—because of differences in soil composition, foundation type, and air pressure. Every home should be tested individually.

Who regulates radon mitigation?
